We were direct buyers and initially thought that simply finding our ideal home on PropertyGuru would be the end of the story. Little did we expect that the real challenges would begin once we officially entered the HDB process. As this was our first time buying an HDB flat, we found the complex procedures quite overwhelming. Without any prior experience, many people warned us that not having a buyer's agent to represent us could put us at a disadvantage during negotiations — that we might get taken advantage of or face intentional delays in the handover. We were truly fortunate — not only did we find a home we loved, but we also encountered the seller’s agent, Nizam. Knowing we didn’t have an agent, Nizam quickly recognized the difficulties we might face and proactively offered to help us. His presence made the entire transaction process much smoother. He was impartial and genuinely worked to protect the best interests of both parties. He acted as a fair and effective mediator, listening to and understanding both sides' needs and resolving issues swiftly whenever possible. He didn’t just offer empty promises — he was truly reliable. On several occasions, he managed to meet tight deadlines and fulfilled what he promised within the given timeframe. Even when problems arose and I began to feel frustrated, he remained calm, professional, and patient, helping us resolve every tricky part of the HDB process. Technically speaking, we were not even his clients, yet he went out of his way to help us without expecting anything in return. I can say with 100% certainty that had it not been for Nizam, we likely wouldn’t have been able to complete the house transaction so smoothly and seamlessly within four months. The seller also managed to find a new home in time thanks to the efficient handling of the process. In an environment where people often prioritize personal gain, Nizam stands out as one of the few honest and professional property agents. I believe he represents the best ethical standards the industry should uphold. I sincerely wish him and his team continued success and growth. We are truly grateful for his involvement — he made a significant contribution to our first home-buying journey. In the future, if I ever buy another property, I will definitely seek his services.
